Why exactly was Czechia (Bohemia and Moravia) so industrialized?

Why exactly was Czechia (Bohemia and Moravia) so industrialized, especially in comparison to most of the other parts of Austria-Hungary?

Any thoughts on this?

Favorable location - major railroads.
Close proximity to energy sources (brown and black coal).
